More homes sold in the Primary market even as listings stayed a little lower

By Andrew Monaghan
Real estate, Primary market

The one number that changes what you should do: the Real Estate Data Aggregator counted 3,995 homes sold across the Primary market in the three months ending August 31, 2026, up 3.5% from the same period a year before. At the same time, homes for sale fell 8.6%. More sales, fewer choices. That means buyers are still active, and well-prepared sellers have less competition than they did last year.

Nationally, Realtor.com reported that pending home sales were down 11.3% year over year in September 2026. The Primary market told a different story. Sales were up, not down. That local strength matters when you are deciding whether to list or wait.

Rates are a real factor right now

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. The 15-year rate averaged 6.68%. Realtor.com reported the average mortgage rate on the market at 7.40% as of October 22, 2026. Rates climbed above 7% for the first time since January 2025, according to Realtor.com. That is a real cost for buyers, and it shapes what price range moves fastest.

How each community stacked up

Not every ZIP moved the same way. Some communities saw big jumps in sales. Others saw prices dip a little. Here is where each one landed in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.

Speed: some homes moved fast, others took patience

El Mirage (85335) had the shortest median time on market: 50 days, according to the Real Estate Data Aggregator. That was 10 days shorter than a year before. Phoenix (85083) came in at 58 days, also 9 days shorter. On the other end, Wittmann (85361) sat at 104 days, 39 days longer than a year before. Not every home sold fast, and the gap between communities is wide.

Where prices moved up, and where they dipped

Waddell (85355) saw the biggest price gain: up 12.2% to a median of $534,077, per the Real Estate Data Aggregator. Wittmann (85361) rose 10.9% to $510,000. On the other side, Sun City (85373) saw the sharpest drop, down 9.2% to $327,000. A few dips are honest parts of this market, and they do not cancel out the overall picture of steady sales.

Quick-contract rates: where buyers moved fastest

El Mirage (85335) had 25% of homes go under contract within two weeks of listing, up 7.6 points from a year before, according to the Real Estate Data Aggregator. Surprise (85379) was close behind at 26.4%, up 8 points. Sun City West (85375) hit 24.7%, up 6 points. Those numbers tell sellers: price it right and it can move quickly. Surprise (85387) sat at just 8.6%, so results really do vary by neighborhood.

What the national picture adds

The National Association of Realtors reported existing-home sales nationally reached 3.99 million units in September 2026, with prices up 1.3% from a year before. National inventory rose to 1.60 million homes. The Primary market's own inventory fell 8.6%, so local supply is tighter than the national picture suggests. That difference matters when you are pricing a home here.

In short
  1. The Real Estate Data Aggregator counted 3,995 homes sold in the Primary market in the three months ending August 31, 2026, up 3.5%, while inventory fell 8.6%.
  2. Nationally, Realtor.com reported pending sales were down 11.3% year over year.
  3. This market held up better than that.
  4. Rates are above 7% (Freddie Mac), so pricing and preparation still matter.
  5. Some communities moved fast, some took longer.
  6. One street can read very differently from the ZIP code as a whole.
