More listings are giving buyers a little more room in this market
The one fact that changes what you should do right now: supply is up and so are sales. The Real Estate Data Aggregator counted 2,248 homes for sale across Glendale, Peoria, Avondale and Tolleson in the three months ending August 31, 2026. That is up 4.9% from the same months of 2025. At the same time, 1,863 homes sold, up 5.3%. More homes are coming to market, and more are actually closing. For buyers, that means more to choose from. For sellers, it means your home is one of more options, so pricing and condition matter more than they did a year ago.
Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. What is happening here tracks that national picture. New listings across this market rose 7.4% year over year, according to the Real Estate Data Aggregator. More sellers are stepping in. That is good news for buyers who felt squeezed a year ago.
Prices: mostly steady, a few ZIP codes dipped
Prices did not move sharply in one direction. Most ZIP codes held close to where they were a year ago. A few dipped. The Real Estate Data Aggregator shows the median sale price in 85308 (Glendale) was $475,000, down 1.9% from 2025. In 85310 (Glendale), it was $548,000, down 5.1%. In 85304 (Glendale), it was $404,000, down 4.4%. In 85307 (Glendale), it was $375,000, down 8.3%. In 85353 (Tolleson), it was $400,450, down 5.8%. Not every ZIP code softened, though. In 85301 (Glendale), the median rose 10.2% to $325,000. In 85306 (Glendale), it rose 6.3% to $425,000. In 85303 (Glendale), it rose 5.3% to $400,000.
- 185310 Glendale$548,000
- 285305 Glendale$488,000
- 385308 Glendale$475,000
- 485339 Laveen$474,990
- 585381 Peoria$467,500
- 685306 Glendale$425,000
- 785392 Avondale$422,300
- 885323 Avondale$409,990
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Several ZIP codes here beat that pace. Others fell behind it. The market is not moving as one.
How long are homes sitting?
Days on market varied a lot by neighborhood. The Real Estate Data Aggregator shows 85035 (Phoenix, near Avondale) had the shortest median at 41 days, 7 days shorter than a year ago. On the other end, 85307 (Glendale) sat at 68 days, which is 26 days longer than 2025. That is a big shift. In 85303 (Glendale), homes took 67 days, up 14 days. In 85323 (Avondale), the median was 67 days but actually 6 days shorter than last year. So the same number of days can mean very different things depending on the trend in your ZIP.
Are homes selling close to asking price?
Yes, mostly. The Real Estate Data Aggregator shows sale-to-list ratios across these ZIP codes running between 97.8% and 99.4%. That means sellers are generally getting close to what they ask. In 85323 (Avondale), homes sold at 99.4% of list price on average, up 0.7 points from a year ago. In 85303 (Glendale), it was 99.3%, up 0.3 points. But Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is the national picture. Locally, the ratios are still solid, which tells you that sellers who price right are not having to give much back.
Which ZIP codes had the most buyer activity?
A few ZIP codes stood out for speed. The Real Estate Data Aggregator shows that in 85035 (Phoenix), 34.6% of homes went under contract within two weeks of listing. In 85031 (Phoenix), it was 31.7%, up 16.7 points from a year ago. In 85353 (Tolleson), 32.2% of homes sold above list price, up 6.5 points. In 85037 (Phoenix), 29.3% sold above list, up 9.5 points. These pockets are moving faster and with more competition than the overall market suggests.
A few ZIP codes where supply built up more
Months of supply tells you how long it would take to sell every home at the current pace. The Real Estate Data Aggregator shows 85307 (Glendale) at 6.5 months of supply, up 1 month from last year. In 85043 (Phoenix), it was 5.4 months, up 1.9 months. In 85353 (Tolleson), it was 5.2 months, also up 1.9 months. These are the ZIP codes where buyers have the most room to take their time. Sellers there need to be sharper on price and presentation.
What rates are doing to buyers right now
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That matters because CNBC reported that in 2025, a monthly payment on a 30-year fixed mortgage on a median-priced home took up roughly 33% of a median family's income. In 2022 that share was 26%. So buyers are stretching more. That is part of why pricing carefully is so important in this market right now.
- More homes are coming to market across Glendale, Peoria, Avondale and Tolleson, and more are selling.
- The Real Estate Data Aggregator counted 2,329 new listings and 1,863 sales in the three months ending August 31, 2026. Prices are mostly holding, but a handful of ZIP codes saw them dip.
- Fast-moving pockets like 85035 and 85031 sit right next to slower ones like 85307 and 85043. One street can read very differently from the ZIP code around it.
