More listings are giving Glendale and nearby buyers a little more room
The biggest thing to know right now: there are more homes to choose from. The Real Estate Data Aggregator counted 2,248 homes for sale across Glendale, Peoria, Avondale and Tolleson in the three months ending August 31, 2026. That is up 4.9% from the same months of 2025. For buyers, more choices and a little more time to compare. For sellers, it means the home next door is also for sale, so pricing and condition matter more.
Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Glendale and its neighbors are moving the same direction. More supply is showing up, and buyers are starting to feel it.
Rates are making buyers cautious
CNBC reported the average 30-year fixed mortgage rate climbed to 7.49% in the week of October 7, 2026. Realtor.com noted rates crossed 7% for the first time since January 2025. That slows some buyers down. It also means sellers who price sharply get the attention.
Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That is the other side of more supply: some sellers are adjusting to get to the closing table.
What the numbers look like ZIP by ZIP
Prices moved in different directions depending on where you are. Some ZIPs gained ground. Others dipped a little. The chart below shows the middle sale price for each ZIP in the three months ending August 31, 2026, as counted by the Real Estate Data Aggregator.
ZIP 85310, covering the northern edge of Peoria, had the highest middle sale price at $548,000. That price is down 5.1% from a year before, per the Real Estate Data Aggregator. Homes for sale there jumped 38.2%, so buyers have more to look at. ZIP 85301, closer to central Glendale, had the lowest middle price in this group at $325,000, but that was up 10.2% from a year ago.
How fast are homes moving?
Speed varies a lot by ZIP. The Real Estate Data Aggregator shows that in 85035, near the Avondale and Glendale border, the middle days on market was just 41 days. In 85307, near the airport, it was 68 days. That 27-day spread matters if you are trying to time a move.
Some homes are still getting above-list offers
Even with more supply, well-priced homes are still drawing competition. The Real Estate Data Aggregator counted 32.2% of homes in 85353 (Tolleson) selling above list price. In 85037 (western Avondale), 29.3% sold above list. That tells you buyers are still ready to move when a home is priced right.
Not every ZIP tells the same story. In 85307, only 8% of homes sold above list, and days on market climbed 26 days longer than the year before. In 85381 (central Peoria), just 8.8% sold above list, down 6.5 points from 2025. More supply in those areas is giving buyers more room to negotiate.
Months of supply: how much runway sellers have
Months of supply tells you how long it would take to sell every home currently listed, at the current pace. Below 3 months usually favors sellers. Above 5 starts to favor buyers. The Real Estate Data Aggregator shows a real spread across these ZIPs.
ZIP 85031 had just 2.6 months of supply, down 1.2 months from a year before. That is the tightest in this group. ZIP 85307 sat at 6.5 months, up a full month from 2025. Those two ZIPs are playing by different rules right now.
The national picture adds context
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Month over month, prices edged up 0.3% in July, seasonally adjusted. That is modest, steady growth at the national level.
Locally, some ZIPs outpaced that. ZIP 85301 in Glendale was up 10.2% year over year. ZIP 85306 was up 6.3%. Others, like 85307 and 85353, pulled back. The market here is not one number: it is 20 different stories.
- More listings, more new supply, and rates above 7% (per CNBC) are giving buyers more breathing room than they had a year ago.
- Sales are still happening, and well-priced homes in tighter ZIPs are still drawing strong offers.
- For sellers, the prep and the price matter more now than they did in 2025.
These are area-wide numbers for the three months ending August 31, 2026. One street can read very differently from the ZIP code around it. A home on a quiet cul-de-sac in 85308 and one on a busy road two blocks away are not the same market, even if the data puts them in the same bucket.
