North and Scottsdale has pockets moving much faster than others
Realtor.com reported that mortgage rates topped 7% in September 2026. Every extra day a home sits on the market costs a seller money, and costs a buyer more in carrying costs. That makes the speed gap across this market the most important number to understand right now.
The Real Estate Data Aggregator counted homes across more than a dozen ZIP codes in the three months ending August 31, 2026. The spread in pace is wide. Phoenix 85024, which covers the area around Norterra and Desert Ridge, had a median of 33 days on market. North Scottsdale 85262 sat at 134 days. That is a 101-day difference inside the same general market.
How long homes are taking, by community
That gap is not just a curiosity. A seller in 85024 can price confidently and expect an offer quickly. A seller in 85262 or 85266 needs a different strategy, more patience, and a price that accounts for a longer wait.
The fastest corners of the market
The Real Estate Data Aggregator counted 112 homes sold in 85024 in the three months ending August 31, 2026, up 34.9% from the same period in 2025. Nearly 44 out of every 100 homes there went under contract within two weeks of listing. The median sale price rose to $619,038, up 19.6% year over year.
The 85050 Phoenix area (Desert Ridge) and 85258 and 85260 Scottsdale also moved quickly. The Real Estate Data Aggregator put 85050 at 58 days, with 28.2% of homes going under contract inside two weeks. Scottsdale 85260 came in at 61 days, and 85258 matched that at 61 days.
Where sellers need a longer runway
North Scottsdale 85262 is a different story. The Real Estate Data Aggregator counted a median of 134 days on market there, 40 days longer than the same period in 2025. Scottsdale 85266 was close behind at 133 days, up 66 days from a year ago. Sales did happen in both areas, but sellers there are waiting much longer.
Even in 85262, more homes sold this period than a year ago. The Real Estate Data Aggregator counted 144 sold, up 25.2%. So buyers are active. They are just taking longer to decide, and sellers are getting about 94.5 cents on the list-price dollar.

What rates mean for all of this
Realtor.com reported that mortgage rates topped 7% in September 2026. CNBC noted that a monthly payment on a median-priced home was roughly 33% of a median family's income in 2025, up from 26% in 2022. That squeeze is real. It is one reason buyers in the slower ZIP codes are taking their time and asking for more room on price.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. This market's faster ZIP codes are outpacing that national figure by a wide margin.
- One ZIP code in this market had a 33-day median.
- Another had 134 days.
- Same general area, very different plans needed.
- Pricing, timing, and offer terms all shift depending on which pocket your home or search sits in.
- These numbers are for the three months ending August 31, 2026.
One more thing: these are ZIP-code medians. One street, one subdivision, or one price range can read very differently from the ZIP code as a whole. If you want to know what the numbers look like for your specific address, just reach out.
