One part of Scottsdale gained listings, but buyers are still paying close to ask
CNBC reported in October that the U.S. median home price fell 0.1% year over year, the first dip in three years. That is the national picture. Here in the McCormick Ranch corridor of Scottsdale, ZIP 85258, the story reads differently. More homes came to market, and prices still climbed. Both sides now have a clearer picture of where things stand.
The number that changes what sellers should know
The Real Estate Data Aggregator counted 212 homes for sale in 85258 in the three months ending August 31, 2026. That is up 13.4% from the same months of 2025. New listings rose 14.3% too, to 192. More competition is real. But here is what matters: the median sale price still rose 20.1%, to $970,000. Added supply has not pushed prices down.
Buyers are still paying close to ask
The Real Estate Data Aggregator shows homes in 85258 sold at 96.4% of list price in the three months ending August 31, 2026. That is nearly unchanged from a year before, down just 0.1 points. Sellers are not giving much away, even with more homes on the market. About 21.8% of homes went under contract within two weeks of listing, up 6.4 points from the same period in 2025.
What the wider market looks like
CNBC reported that the average 30-year fixed mortgage rate sat at 7.37% as of October 28, 2026. That is a real cost for buyers. And yet, locally, the Real Estate Data Aggregator shows 165 pending sales in 85258 for the same three-month period. Buyers are still moving.
The Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026. The 20.1% price gain the Real Estate Data Aggregator counted in 85258 runs well ahead of that national pace. Not every ZIP code in this market moved the same way, though.

| Median sale price | $970,000 | $1,532,500 | $1,323,308 | $1,305,000 |
| Sale to list | 96.4% | 96% | 97.6% | 96.4% |
| Median days on market | 61 | 79 | 133 | 74 |
| Months of supply | 3.7 | 4 | 4.8 | 3.2 |
A few things worth noting
Not every ZIP moved the same direction. In 85266, the Real Estate Data Aggregator counted a median of 133 days on market, up 66 days from a year before. In 85258, that same figure was 61 days, 11 days shorter. Same general area, very different pace. In 85262, the median sale price rose 2.8%, but days on market stretched 40 days longer. More choice does not always mean faster sales.
Carefree, ZIP 85377, tells a different story. The Real Estate Data Aggregator counted a median sale price of $1,054,625 there, down 15.3% from a year before. Only 15 homes sold. Small sample sizes can move the numbers a lot, so treat that figure with some caution.
What this means for you
If you own in 85258, the added listings give buyers a bit more to look at. But 96.4% sale to list and a 20.1% price gain say your pricing power is still there. If you are buying, you have more options than a year ago. The pace is brisk: 21.8% of homes went under contract within two weeks, according to the Real Estate Data Aggregator.
