Phoenix listings ticked up, but sales stayed nearly flat
The one number that changes what you should do right now: Realtor.com reported that 29.0% of Phoenix-Mesa-Chandler listings had price cuts in September 2026. That means almost 3 in 10 sellers already lowered their ask before finding a buyer. If you are pricing a home, that is the line you do not want to cross.
All of the numbers below cover the three months ending August 31, 2026. That is the period the Real Estate Data Aggregator measured for Phoenix main.
More listings, nearly the same number of sales
The Real Estate Data Aggregator counted 2,238 new listings in Phoenix main for the three months ending August 31, 2026. That is up 1.8% from the same period a year before. At the same time, homes sold slipped 0.5% to 1,717. More supply, about the same demand. That gives buyers a little more room to compare and ask questions.
Pending sales fell 3.4% to 1,887, according to the Real Estate Data Aggregator. That tells the same story: buyers are out there, but they are moving a bit more carefully than last year.
Rates stayed high, and that matters
Realtor.com reported that mortgage rates topped 7% in September 2026. That keeps monthly payments high and gives buyers one more reason to take their time. It also explains why so many sellers have already trimmed their price.
Realtor.com also put the Phoenix-Mesa-Chandler median home price at $475,000 in September 2026. That is the wider metro figure. Prices inside Phoenix main varied a lot by ZIP code, as you will see below.
How each ZIP code compared
The Real Estate Data Aggregator tracked each ZIP separately. Prices ranged from $304,000 in 85009 to $1,207,500 in 85018. Days on market ranged from 41 in 85053 and 85051 all the way to 127 in 85004. Not every ZIP moved the same direction.

Where supply is tightest and where it is looser
Months of supply tells you how long it would take to sell every home currently listed, at the current pace of sales. The Real Estate Data Aggregator put 85053 at 2.8 months and 85027 at 2.9 months. Those are the tightest in Phoenix main. On the other end, 85016 sat at 7.1 months and 85004 at 7.2 months. More supply means more room to negotiate in those ZIPs.
Prices: a mixed picture across Phoenix
Most ZIPs saw prices dip a little from a year ago. The Real Estate Data Aggregator showed 85022 down 8.1%, 85020 down 9.5%, and 85013 down 13.4%. A few ZIPs went the other way: 85021 was up 13.5%, 85007 up 10.2%, and 85032 up 4.6%. Price direction really does depend on which street you are on.
What this means if you own a home here
More listings and flat sales means buyers have options. Sellers who price sharply are still closing deals. The Real Estate Data Aggregator found that 85028 averaged 97.9% of list price at sale, and 85023 averaged 98.4%. Homes priced well are not sitting long.
That said, 85016 averaged 96.2% of list and sat for a median 80 days, per the Real Estate Data Aggregator. In 85004, the median was 127 days and the sale-to-list ratio was 94.8%. Those gaps are real, and they matter when you pick your number.
Realtor.com reported the median asking rent for Phoenix-Mesa-Chandler at $1,430 in September 2026, down 1.9% year over year. For anyone weighing renting versus owning, that context is worth keeping in mind.

- The ZIP you are in shapes your outcome more than the market average does.
