Phoenix sellers are adjusting prices, and local sales are still moving
Here is the number that changes what you should do right now: Realtor.com reported that 29.0% of listings in Phoenix-Mesa-Chandler had price reductions in September 2026. That means pricing your home right from day one matters more than it did a year ago. Buyers have more room to push back, and sellers who start too high are the ones adjusting.
Even so, homes are closing. The Real Estate Data Aggregator counted 1,717 homes sold across Phoenix main in the three months ending August 31, 2026. That is down just 0.5% from the same three months in 2025. Sales did not fall off a cliff. They are holding, just at a pace where price matters more.
Realtor.com also put the median home price for Phoenix-Mesa-Chandler at $475,000 in September 2026. And mortgage rates topped 7% that same month, according to Realtor.com. Rates that high give buyers a reason to negotiate hard on price. That is exactly what the price-cut data shows is happening.
How each ZIP code looked
The market is not moving the same way everywhere. Some ZIP codes are tighter and faster. Others have more supply and longer waits. Here is how median sale prices compared across Phoenix main for the three months ending August 31, 2026, according to the Real Estate Data Aggregator.
Where prices dipped and where they held
Most ZIP codes saw prices dip a little compared with a year ago. A few bucked that trend. The Real Estate Data Aggregator showed 85021, near the Sunnyslope area, with a median sale price of $590,000, up 13.5% year over year. ZIP 85007, near the historic Garfield and Warehouse districts, came in at $496,000, up 10.2%. ZIP 85032, covering the Paradise Valley Village area, held at $480,000, up 4.6%.
On the other side, 85013 near Camelback East saw its median drop 13.4% to $485,000. ZIP 85020, near the Dreamy Draw area, fell 9.5% to $389,000. ZIP 85018, the Arcadia corridor, dropped 7.5% to $1,207,500. Prices dipped, but homes in those areas still sold, which matters.
| 85053 (Metrocenter area) | 85032 (Paradise Valley Village) | 85016 (Biltmore area) | |
|---|---|---|---|
| Median sale price | $380,000 | $480,000 | $550,000 |
| Homes sold | 83 | 181 | 107 |
| Median days on market | 41 | 52 | 80 |
| Months of supply | 2.8 | 3.8 | 7.1 |
| Sale to list price | 98% | 97.5% | 96.2% |
Speed: some areas are moving faster than you might think
Not every home sat long. The Real Estate Data Aggregator found that in 85053, the Metrocenter area, the median was just 41 days on market, 10 days shorter than a year ago. ZIP 85051, near the Maryvale area, also came in at 41 days, 22 days shorter than last year. ZIP 85019 dropped a full 30 days shorter, down to 42 days on market.
At the other end, 85004, covering downtown Phoenix condos and lofts, sat at a median of 127 days, 30 days longer than a year ago. ZIP 85007 was at 79 days, 28 days longer. Those are real gaps. One part of town can read very differently from another.
What buyers are actually paying versus list price
Across most ZIP codes, homes sold close to list. The Real Estate Data Aggregator showed 85053 at 98% of list, and 85029 and 85041 both at 98.5%. Those are solid ratios. The bigger gaps showed up in 85007 at 94.1% and 85004 at 94.8%. In those areas, buyers are getting more room, and sellers need to know that going in.
Some homes did sell above list. In 85053, 26.5% of homes sold above asking, up 7.1 points from a year ago. In 85051, 23.1% sold above list. Even in a market where price cuts are common, well-priced homes are still drawing competition.
Supply: where buyers have more choices
Months of supply tells you how long it would take to sell every home on the market at the current pace. The Real Estate Data Aggregator put 85016 at 7.1 months of supply, up 1.5 months from a year ago. ZIP 85021 came in at 6.3 months, and 85017 at 6.2 months. Those are buyer-friendly conditions. Sellers in those areas have more competition.
Tighter supply sat in 85053 at 2.8 months and 85027 at 2.9 months. Less inventory means less competition for sellers. That is a real difference from one neighborhood to the next.

Those national figures give context: Phoenix is not alone in a market where buyers are more careful and sellers are adjusting.
