Primary market is moving more homes with fewer listings

By Andrew Monaghan
Real estate, Primary market

Fewer homes on the market, more sales closing. That is the short version of what the Real Estate Data Aggregator counted across the Primary market for the three months ending July 31, 2026. For sellers, it can mean less competition on the street. For buyers, it means a home that fits well may not sit around long.

More sales, fewer choices. That combination shows up all over this market, not just in the totals.

What the wider picture looks like

The National Association of Realtors put U.S. inventory at 4.9 months of supply, the highest level in over ten years. The Primary market, at 5,002 homes for sale, is moving faster than that national picture suggests.

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com noted rates crossed 7% in late September for the first time since January 2025. That matters for buyers deciding how much they can carry each month.

New listings fell, but sales kept climbing

The Real Estate Data Aggregator counted 4,400 new listings across the Primary market in the three months ending July 31, 2026. That is down 6% from the same period a year before. Yet 4,415 homes still closed. Pending sales also rose, up 2.9% to 4,412.

How each ZIP code stacked up

The market-wide numbers tell one story. The ZIP codes tell several. Some moved quickly. Some saw prices dip. A few did both at once.

Where homes sold fastest

Days on market varied a lot by ZIP. The Real Estate Data Aggregator counted a median of 41 days in 85335, the shortest in the market. ZIP 85387 sat at the other end, at 101 days. Not every home sold fast, and not every ZIP moved at the same pace.

Which ZIPs had the most homes going under contract quickly

The Real Estate Data Aggregator tracked the share of homes going under contract within two weeks of listing. In 85379, nearly 31 in 100 did. In 85387, fewer than 8 in 100 did. That gap is wide, and it matters if you are trying to time a move.

Supply is tighter here than nationally

Most ZIPs in the Primary market came in well below the 4.9 months of supply the National Association of Realtors reported for the U.S. ZIP 85375 had just 2.3 months. ZIP 85374 had 2.9 months. Even the tightest ZIPs still had some homes to choose from, just not many.

A few ZIPs worth a closer look

ZIP 85355 stood out. The Real Estate Data Aggregator counted a median sale price of $531,577, up 13.1% from a year before. That is the biggest price gain in the market. Sales were up 9% and more than 1 in 5 homes sold above list price.

ZIP 85340 had a different kind of story. Sales jumped 34.4%, the biggest gain in the market. Supply fell by 3 full months compared to a year ago, according to the Real Estate Data Aggregator. Prices dipped a little, down 1.7%, but the volume of activity picked up sharply.

ZIP 85361 moved in the other direction. The Real Estate Data Aggregator counted 49 homes sold, down 21% from a year before. The median price fell 8% to $432,300. Days on market shortened by 22 days, which sounds good, but no homes sold above list price in the period.

ZIP 85335 had the fastest median days on market in the Primary market, at 41 days, 15 days shorter than a year before. More than 1 in 4 homes sold above list price. The Real Estate Data Aggregator counted 27.3% of homes closing above list, up 6.8 points from a year earlier.

Sale to list price: most homes are still closing close to asking

Across the ZIPs, the Real Estate Data Aggregator found sale-to-list ratios mostly in the 97% to 99% range. That means sellers are getting close to what they ask, though not always every dollar. ZIP 85335 led at 99.5%. ZIP 85085 was the lowest at 97%.

In short
  1. The Primary market sold 4,415 homes in the three months ending July 31, 2026, up 7.9%, while the number of homes for sale fell 11.8% to 5,002. Most ZIPs sit below the 4.9-month national supply level reported by the National Association of Realtors.
  2. Prices moved in different directions by ZIP, and days on market ranged from 41 days in 85335 to 101 days in 85387. One street can read very differently from the ZIP code around it.
