Sales rose even as listings slipped across Primary buy box (DOTW)
Here is the number that changes what you should do right now. Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Rates that high usually slow things down. But the Real Estate Data Aggregator counted 4,116 homes sold across Primary buy box (DOTW) in the three months ending July 31, 2026. That is up 8.3% from the same months of 2025. Buyers are still moving.
So what does that mean for you? Fewer homes came to market, down 3.8% in new listings, yet more homes sold. That gap is the story. When supply shrinks and sales rise, the homes that are priced right tend to get attention. The ones that are not can sit.
Rates are high. Sales still rose. Here is why that matters.
Freddie Mac reported the 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com noted that rates topped 7% for the first time since January 2025. That is real pressure on buyers. Yet the Real Estate Data Aggregator shows pending sales across Primary buy box (DOTW) at 4,091, up 1.8% from a year before. Buyers have not walked away. They have just gotten more selective.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. That is worth knowing. It tells you that overpriced homes are struggling even where sales are rising. Pricing still matters more than anything else.
How each ZIP code looked in the three months ending July 31, 2026
Not every ZIP moved the same way. Here is a plain look at median sale prices and days on market across the area, from the Real Estate Data Aggregator.
Where homes moved fastest
The Real Estate Data Aggregator shows 85310 had the shortest median time on market at 47 days. That is 7 days longer than the same period last year, but still the quickest of the ZIPs tracked. At the other end, 85387 sat at 101 days, up 24 days from a year before. That is a wide range inside one market.
- 185310 – Glendale, AZ47 days
- 285308 – Glendale, AZ49 days
- 385083 – Phoenix, AZ53 days
- 485306 – Glendale, AZ54 days
- 585345 – Peoria, AZ54 days
- 685379 – Surprise, AZ60 days
- 785382 – Peoria, AZ61 days
- 885381 – Peoria, AZ62 days
- 985373 – Sun City, AZ63 days
- 1085388 – Surprise, AZ63 days
Where prices moved up and where they dipped
Some ZIPs saw prices rise. The Real Estate Data Aggregator shows 85083 up 6%, 85310 up 6.3%, and 85395 up 5.3% compared with the same months of 2025. Others dipped a little. In 85373, the median fell 6.1%. In 85308, it was down 4%. A dip does not mean trouble on its own. It depends on what else is happening in that ZIP.
How quickly homes went under contract
The share of homes going under contract within two weeks of listing tells you how sharp buyer demand really is. In 85310, the Real Estate Data Aggregator counted 32.3% of homes doing that. In 85379, it was 30.9%, up 10.7 points from a year before. That kind of jump is real. In 85387, only 7.8% went under contract that fast. Same market, very different feel.
The national picture, and what it adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they were up 0.3% in July on a seasonally adjusted basis. That is a slow, steady national gain. Primary buy box (DOTW) has ZIPs beating that pace and some trailing it. Local always tells a fuller story than national.
- The Real Estate Data Aggregator counted 4,116 homes sold across Primary buy box (DOTW) in the three months ending July 31, 2026, up 8.3%.
- New listings fell 3.8%.
- Homes for sale dropped 11.4%.
- Freddie Mac put the 30-year rate at 7.28% as of October 1, 2026. Buyers are still active.
- Supply is tighter.
- Pricing is what separates a quick sale from a long wait.
One more thing worth saying plainly. These numbers cover whole ZIP codes. One street, one block, one floor plan can read very differently from the ZIP average. If you want to know what is actually happening at your address, that is a different, more useful conversation.
