The fastest part of the north and Scottsdale area is moving very quickly
Here is the number that matters most right now. The Real Estate Data Aggregator counted 43.9% of homes in ZIP 85024 going under contract within two weeks of listing, in the three months ending August 31, 2026. That is the highest rate in this market. For a seller, it means well-priced homes in that part of north Phoenix are still getting attention fast. For a buyer, it means you may not have extra time to think.
That 43.9% figure was up 13.6 points from the same three months in 2025, according to the Real Estate Data Aggregator. Sales in 85024 rose 34.9% year over year. Pending sales jumped 50%. The median sale price there reached $619,038, up 19.6% from a year before. Median days on market dropped to just 33 days, 16 days shorter than the year before. That is a real shift.
How the rest of the market compares on speed
Not every ZIP code moves at that pace. The Real Estate Data Aggregator shows a wide range across north and Scottsdale. Some areas are quicker than you might expect. Others are taking much longer. Here is where each ZIP code landed on the share of homes going under contract within two weeks.

Rates are making buyers think twice
Speed in 85024 is notable because borrowing is not cheap right now. CNBC reported that the average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances rose to 7.49% as of the week ending October 7, 2026. That same week, CNBC noted that applications to purchase a home declined 2%. Realtor.com reported that mortgage rates topped 7% in September 2026. Buyers who are moving quickly in 85024 are doing so in a rate environment that is giving many people pause elsewhere.
The rental market adds context
Realtor.com reported in September 2026 that 57.3% of Phoenix-Mesa-Chandler rental listings with zero to two bedrooms offered concessions in August 2026. That is a renter-friendly signal. It tells us that some people who might otherwise buy are staying put in rentals for now. That makes the buying activity in 85024 stand out even more.
The slower end of the market
Some parts of this market are taking much longer. The Real Estate Data Aggregator counted a median of 134 days on market in ZIP 85262 in the three months ending August 31, 2026. That was 40 days longer than the same period in 2025. In 85266, the median was 133 days, up 66 days from a year before. In 85253 (Paradise Valley), the median was 106 days, up 17 days. Prices dipped a little in some spots too. The median in 85377 fell 15.3% year over year, and 85087 dropped 2.7%. Not every home sold fast, and not every price held.
Prices across the market
The median sale price ranged widely across the area in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. ZIP 85253 in Paradise Valley sat at $3,700,000, up 12.1% year over year. ZIP 85262 in north Scottsdale was at $1,585,000. On the more accessible end, 85086 (Desert Hills, New River area) came in at $635,000, down 1.6% from a year before. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, so some of these local gains are well above the national pace.
Supply is tighter in the faster ZIPs
The Real Estate Data Aggregator shows that 85024 had just 2.9 months of supply in the three months ending August 31, 2026. ZIP 85050 was at 2.8 months. ZIP 85377 was at 2.7 months, though that area had only 15 homes sold and 13 for sale, so small numbers can move those figures a lot. On the other end, 85251 had 5.6 months of supply and 85054 had 5 months. More supply generally means buyers have more room to negotiate.

- ZIP 85024 had the fastest pace, with 43.9% of homes under contract within two weeks and a median of just 33 days on market.
- Other ZIPs, especially in the higher price ranges, took much longer.
- Mortgage rates above 7% are a real factor for buyers everywhere.
- One street can read very differently from the whole ZIP code, so the numbers above are a starting point, not the whole story for your home.
