More listings are giving buyers a little more room in Glendale, Peoria, Avondale and Tolleson
The one thing that changed the most this period: more homes came to market. The Real Estate Data Aggregator counted 2,248 homes for sale across Glendale, Peoria, Avondale and Tolleson in the three months ending August 31, 2026. That is up 4.9% from the same three months in 2025. For sellers, that means your home is no longer the only option on the block.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. What you see locally fits that same pattern. More supply is arriving, and buyers across Glendale, Peoria, Avondale and Tolleson have more to choose from than they did a year ago.
Rates are making buyers think twice
Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Redfin reported the weekly average hit 7.4% on October 8, 2026. That pushes the monthly payment up. Redfin put the typical homebuyer's monthly payment at $2,777, the highest on record except the week before. More inventory plus higher rates means buyers are patient. Sellers need to price carefully.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is the context your home sits in right now.
Prices moved in different directions depending on where you live
Not every ZIP code told the same story in the three months ending August 31, 2026. Some prices rose. Some dipped. The Real Estate Data Aggregator tracked each one.
The Real Estate Data Aggregator showed the widest price gains in 85301 (Glendale), where the median rose 10.2% to $325,000. ZIP 85306 (Glendale) gained 6.3% to $425,000. ZIP 85303 (Glendale) was up 5.3% to $400,000. On the other side, 85307 (Glendale/Luke area) slipped 8.3% to $375,000, and 85310 (north Peoria) fell 5.1% to $548,000. Prices did not all move the same way, and that matters when you set a number.
How fast homes are selling, ZIP by ZIP
Speed varied a lot across these communities in the three months ending August 31, 2026. The Real Estate Data Aggregator counted median days on market ranging from 41 days in 85035 (west Phoenix/Avondale border) to 68 days in 85307.
- 185035 – Phoenix, AZ41 days
- 285310 – Glendale, AZ46 days

- 685302 – Glendale, AZ52 days
- 785306 – Glendale, AZ52 days
- 885392 – Avondale, AZ52 days

Where buyers are still moving fast
Even with more inventory, some homes are going under contract within two weeks. The Real Estate Data Aggregator counted 34.6% of homes in 85035 going under contract that quickly. ZIP 85031 was close behind at 31.7%, up 16.7 points from a year ago. ZIP 85353 (Tolleson/southwest area) hit 32.2% of homes selling above list price, the highest share in this market.

ZIP 85303 came in at 99.3%. At the lower end, 85304 (Glendale) was at 97.8%, down 1.5 points. That gap matters when you pick your starting number.

Supply is up overall, but not everywhere
Months of supply tells you how long it would take to sell every home on the market at today's pace. The Real Estate Data Aggregator put 85307 at 6.5 months, up 1 month from a year ago. ZIP 85043 (south Phoenix/Laveen border) reached 5.4 months, up 1.9 months. Those are softer spots. On the other end, 85031 sat at just 2.6 months, down 1.2 months, and 85381 (Peoria) was at 2.7 months, down 0.9 months. Supply is not rising everywhere.
The national picture lines up with what you are seeing here
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July 2026 on a seasonally adjusted basis. Redfin reported the national median home-sale price rose just 0.5% year over year, the slowest growth since March. Asking prices nationally fell 0.3% year over year, the first decline since March, per Redfin. More inventory, higher rates, and slower price growth: that is the national backdrop behind what the Real Estate Data Aggregator is showing right here.
- Across Glendale, Peoria, Avondale and Tolleson in the three months ending August 31, 2026, the Real Estate Data Aggregator counted 2,248 homes for sale (up 4.9%) and 2,329 new listings (up 7.4%).
- Buyers have more to look at.
- Sellers have more competition.
- Prices moved in both directions depending on the ZIP.
- Some homes went fast; others sat.
- The right price and the right prep still matter a great deal.
One more thing worth knowing: the numbers above cover broad ZIP codes. One street inside a ZIP can read very differently from the whole. A pocket of 85308 near a park may move faster than the ZIP average suggests. A corner of 85353 with more new construction may carry more supply than the rest. If you want to know what is happening on your specific street, just ask.
