More listings are giving buyers a little more room in this market
Here is the one thing that changes what a seller should do right now. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. More cost for buyers means more patience from buyers. Price with that in mind.
The Real Estate Data Aggregator counted 2,248 homes for sale across these communities in the three months ending August 31, 2026. That is up 4.9% from the same months of 2025. More homes competing for the same pool of buyers means pricing has to be sharp.
Sales are still moving. The Real Estate Data Aggregator recorded 1,863 homes sold across the market, up 5.3% from a year ago. Buyers are out there. They just have more to look at, and rates above 7% are making them careful.
Rates are the backdrop for everything right now
Realtor.com also noted that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a national number, not this market alone. But it tells you what direction the wind is blowing.
Redfin reported the weekly average mortgage rate at 7.32% for the four weeks ending October 25, 2026. Redfin also put the median monthly mortgage payment at $2,786 for that same period. That payment matters to every buyer writing an offer in Glendale, Peoria, Avondale and Tolleson.
How each ZIP code is reading
The story is not the same in every neighborhood. Some ZIPs are tighter than the market average. Others have more supply and are taking longer to sell.
Where inventory jumped the most
- 185306 Glendale6.9%
- 285308 Glendale19.2%
- 385303 Glendale24.6%
- 485353 Tolleson26.7%
- 585304 Glendale33.8%
- 685310 Glendale38.2%
- 785035 Phoenix (near Avondale)60.3%
The Real Estate Data Aggregator counted homes for sale in 85035 up 60.3% from a year ago. In 85310 Glendale, inventory rose 38.2%. In 85304 Glendale, it was up 33.8%. Those are the ZIPs where pricing carefully matters most.
Some ZIPs are actually tighter than a year ago
Not every neighborhood loosened up. The Real Estate Data Aggregator showed homes for sale in 85031 Phoenix down 27.1% from a year ago. In 85301 Glendale, inventory fell 15.5%. In 85302 Glendale, it dropped 14.6%. Sellers in those ZIPs are working with a smaller field of competition.
ZIP 85307 Glendale had 6.5 months of supply, the highest in the market, per the Real Estate Data Aggregator. Homes there also sat a median 68 days, up 26 days from a year ago. That is a ZIP where a well-priced home stands out.
Where homes are still moving quickly
Some areas are still seeing real speed. The Real Estate Data Aggregator counted 34.6% of homes in 85035 Phoenix going under contract within two weeks of listing. In 85031 Phoenix, 31.7% did the same. In 85353 Tolleson, 32.2% of homes sold above list price, up 6.5 points from a year ago.
Prices: mostly steady, a few dips
Most ZIPs held their value. A handful dipped a little. The Real Estate Data Aggregator showed 85307 Glendale down 8.3% in median sale price to $375,000. ZIP 85310 Glendale fell 5.1% to $548,000. ZIP 85353 Tolleson dropped 5.8% to $400,450. Those are real moves, not rounding errors.
On the other side, 85301 Glendale rose 10.2% to a median of $325,000. ZIP 85306 Glendale was up 6.3% to $425,000. ZIP 85037 Phoenix gained 5.5% to $390,000. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Several ZIPs here beat that pace.
Sale-to-list: sellers are still getting close to asking
Even with more inventory, sellers are not giving away much. The Real Estate Data Aggregator put the average sale-to-list ratio at 99.4% in 85323 Avondale and 99.3% in 85303 Glendale. The lowest in the market was 97.8% in 85304 Glendale and 85301 Glendale. That is still very close to asking.
- The three months ending August 31, 2026 showed a market with more homes to choose from and rates above 7% slowing some buyers down.
- Sales are still happening, up 5.3% from a year ago across the full market.
- Sellers who price carefully are closing.
- Those who price high are sitting longer.
- The gap between ZIPs is real: 85307 Glendale has 6.5 months of supply while 85031 Phoenix has just 2.6 months.
One more thing worth knowing: a single street can read very differently from the ZIP code around it. The numbers above cover whole ZIP codes. Your block may be tighter or softer than the average.
