Primary market sales rose even as listings stayed a little tighter
Here is the number that changes what you should do right now. The Real Estate Data Aggregator counted 3,995 homes sold across the Primary market in the three months ending August 31, 2026. That is up 3.5% from a year ago. Fewer homes for sale, yet more homes closing. That means well-priced listings are still finding buyers.
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is real money on a monthly payment. Yet buyers kept moving. The National Association of Realtors reported existing-home sales up 1.6% year-to-date through the first eight months of 2026. People are adjusting, not stopping.
Fewer homes for sale is the quiet story here
The Real Estate Data Aggregator shows 5,003 homes for sale across the Primary market in the three months ending August 31, 2026. That is down 8.6% from a year ago. New listings also slipped, down 2.7%. When supply shrinks and sales still rise, priced-right homes tend to hold their ground.
How each ZIP code read differently
The market-wide number is only part of the story. Some ZIP codes moved fast. Some slowed down. That spread matters a lot if you own a home in one of them.
Where homes went under contract fastest
Speed varied a lot by ZIP. The Real Estate Data Aggregator counted 25% of homes in 85335 going under contract within two weeks of listing. That is up 7.6 points from a year ago. In 85379, that share was 26.4%, up 8 points. In 85375, it was 24.7%, up 6 points. Not every home sold fast, but in these communities, priced-right homes moved quickly.

- 385335 – El Mirage, AZ25%
- 485375 – Sun City West, AZ24.7%
- 585395 – Goodyear, AZ22%

A few ZIP codes bucked the wider trend
In 85373, the Real Estate Data Aggregator counted 90 homes sold, down 23.1% from a year ago. The median price there slipped to $327,000, down 9.2%. In 85361, the median days on market stretched to 104 days, 39 days longer than a year ago. These are real differences from the market-wide picture. One community can read very differently from the ZIP next door.
On the other side, 85340 saw 191 homes sold, up 29.1%. Months of supply there fell 2.4 months to 4.5 months. In 85387, 468 homes sold, up 18.8%, and months of supply dropped 1.6 months. The same three months, very different stories.
What the rate picture means for this market
Freddie Mac reported the 15-year fixed rate at 6.73% as of October 8, 2026. The 30-year sat at 7.40%. Nationally, the National Association of Realtors put months of supply at 4.9 months, the highest level in over ten years. Here in the Primary market, the Real Estate Data Aggregator put months of supply across all twenty ZIP codes well below that in most areas. That is a local difference worth knowing.
Realtor.com noted that homes nationally are spending one fewer day on the market than a year ago. In several ZIP codes here, the drop was much bigger. In 85373, the median days on market fell 22 days. In 85382, it fell 18 days. In 85351, it fell 13 days. Locally, the market moved faster than the national picture suggests.
Sale-to-list ratios stayed close to asking
Across the ZIP codes, sellers generally got close to what they asked. The Real Estate Data Aggregator put the average sale-to-list ratio at 99.3% in 85387 and 99.2% in 85355. In 85083, it held at 98%, unchanged from a year ago. In 85326, it slipped to 98.7%, down 0.9 points. These are small moves. Sellers are not giving away much.
In 85335, 22.5% of homes sold above list price, up 9.1 points from a year ago. In 85355, 20.8% sold above list. Those are the standouts. Most ZIP codes sat in a much tighter range, between 3% and 14%.
- The Primary market sold 3,995 homes in the three months ending August 31, 2026, up 3.5% from a year ago, even as available homes fell 8.6%.
- Rates are high, at 7.40% per Freddie Mac, but buyers are still moving.
- Prices dipped in some ZIP codes and rose in others.
- Speed varied widely.
- One street can read very differently from the ZIP code around it.
