Sales rose across Glendale, Peoria, Avondale and Tolleson as listings also grew
Here is the number that matters most right now: the Real Estate Data Aggregator counted 1,955 homes sold across Glendale, Peoria, Avondale and Tolleson in the three months ending July 31, 2026. That is up 6.3% from the same three months in 2025. Buyers are still showing up. That is the clearest thing this data says.
Inventory also grew, but only by 1.1%. The Real Estate Data Aggregator counted 2,178 homes for sale. Sales grew six times faster than supply did. So buyers have a few more choices than last year, but the market has not stalled out.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Realtor.com also reported mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind for buyers everywhere. Here, though, pending sales rose 6.8%, which tells you demand held up despite that pressure.
Realtor.com reported price cuts hit 20.8% of listings nationally in September, the highest since October 2022. That is worth knowing. Pricing carefully still matters a great deal in this market.
Where prices landed by ZIP code
Prices moved in different directions depending on where you are. Some ZIPs saw solid gains. Others slipped a little. Here is the full picture from the Real Estate Data Aggregator for the three months ending July 31, 2026.
ZIP 85310, in north Peoria, had the highest median at $550,000, up 6.3% from a year before, according to the Real Estate Data Aggregator. ZIP 85305 in Glendale came in at $522,500, up 6.9%. Those are the two strongest price gains in this group.

How fast homes are selling
Days on market tell you how patient a seller needs to be. The range here is wide. The Real Estate Data Aggregator found ZIP 85035 in Avondale at just 42 days, while ZIP 85307 near the airport sat at 74 days. Most ZIPs landed somewhere in the 47 to 69 day range.
- 185035 (Avondale)42 days
- 285033 (Avondale)43 days
- 385031 (Glendale)48 days
- 485308 (N. Peoria)49 days
- 585043 (Laveen)50 days
- 685339 (Laveen)51 days
- 785302 (Glendale)52 days
- 885307 (Avondale)74 days
ZIP 85307 is worth a closer look. Days on market there jumped 27 days longer than the same period last year, the biggest increase the Real Estate Data Aggregator recorded in this market. Homes in that ZIP are taking much longer to sell than they were a year ago.
Which ZIP codes had the most competition
One sign of buyer competition is how many homes sell above list price. In ZIP 85033 in Avondale, the Real Estate Data Aggregator found 30.5% of homes sold above list, up 8.7 points from a year before. ZIP 85043 in Laveen was at 29.4%, up 11.7 points. ZIP 85353 in the Tolleson area hit 28.9%, up 5 points.
ZIP 85381 in Peoria and ZIP 85307 near the airport had the lowest share of above-list sales, at 8.5% and 8%, respectively. Both also had more supply relative to demand. That is a pattern worth knowing if you are pricing a home in either of those areas.
Speed: which homes went under contract fast
The Real Estate Data Aggregator also tracks how many homes went under contract within two weeks of listing. In ZIP 85035 in Avondale, 37% of homes did, up 11.2 points from a year before. ZIP 85043 in Laveen was at 35.3%, up 9.8 points. ZIP 85310 in north Peoria hit 32.3%, up 3.9 points.
ZIP 85307 was the outlier on the slow end. Only 6.3% of homes there went under contract within two weeks, down 31.9 points from the year before. That is a significant shift in buyer behavior for that ZIP.
Supply: where buyers have room and where they do not
Months of supply tells you how long the current inventory would last if no new homes came to market. Under three months generally favors sellers. Above four starts to give buyers more room.
ZIP 85031 in Glendale had just 1.9 months of supply, down 2.4 months from a year before. That is tight. ZIP 85307 sat at 6 months, up 1.2 months from last year. Those two ZIPs are telling very different stories right now.
A few ZIPs worth watching closely
ZIP 85037 in Avondale had one of the strongest overall readings. The Real Estate Data Aggregator found sales up 37%, pending sales up 39.5%, and 27.7% of homes going under contract within two weeks. The median came in at $389,990, up 5.4%.
ZIP 85303 in Glendale also stood out. Pending sales jumped 52.8% from a year before, the biggest gain in this market. The median held at $400,000, up 1.8%. And 26% of homes sold above list, up 8.5 points.
ZIP 85353 in the Tolleson area told a more mixed story. Sales fell 26.8% and the median dropped 9.3%, yet 28.9% of homes still sold above list price. Supply rose to 4.3 months. Pricing matters more in that ZIP right now than in most others here.
- Across Glendale, Peoria, Avondale and Tolleson, the Real Estate Data Aggregator counted 1,955 homes sold in the three months ending July 31, 2026, up 6.3% from a year before.
- Inventory grew only 1.1%, so demand outpaced supply at the market level.
- But individual ZIPs read very differently.
- Some are tight and competitive.
- Others have more supply and slower sales.
- One street can tell a completely different story from the ZIP code around it.
