The fastest part of north and Scottsdale area is moving with very little supply

Real estate, north and Scottsdale area

Here is the number that changes what you should do if you own in 85024: the Real Estate Data Aggregator counted just 2.2 months of supply there in the three months ending July 31, 2026. That means buyers are not waiting long, and sellers have real leverage if they price right.

Speed tells the same story. The Real Estate Data Aggregator found that 47.4% of homes in 85024 went under contract within two weeks of listing. That is the highest two-week rate across every ZIP code in this market. Not every home sold that fast, but nearly half did.

Compare that with the wider rental picture. Realtor.com reported in September 2026 that 57.3% of 0 to 2 bedroom rental listings in the Phoenix-Mesa-Chandler metro had concessions in August 2026. Landlords are giving things away to fill units. Owners of homes for sale in a tight pocket like 85024 are in a very different position.

How the ZIP codes stack up on speed

The Real Estate Data Aggregator tracked the share of homes going under contract within two weeks across every ZIP code here. The spread is wide. Some areas moved quickly. Others sat.

Supply across the market

Months of supply tells you how long it would take to sell every home currently listed, at the pace homes are selling now. Lower means tighter. The Real Estate Data Aggregator shows 85024 at the low end, and 85264 at the other extreme with 6.1 months.

Days on market and median prices

The Real Estate Data Aggregator put the median days on market in 85024 at just 36 days, 12 days shorter than the same period in 2025. That is the quickest median across this whole market. Meanwhile, 85262 sat at 124 days, 32 days longer than a year ago. Pricing and preparation still matter everywhere, but the gap between ZIP codes is real.

What mortgage rates mean right now

Buyers are dealing with real headwinds. CNBC reported on September 30, 2026 that the average contract rate on a 30-year fixed mortgage with a conforming balance reached 7.30%. Mortgage News Daily put it even higher, at 7.58% on the same day. That slows some buyers. But in 85024, the Real Estate Data Aggregator still counted 134 homes sold and 114 pending in just three months, so demand held.

The broader price picture

Nationally, the Federal Housing Finance Agency reported on September 29, 2026 that U.S. house prices rose 2.6% from July 2025 to July 2026, and were up 0.3% month over month in July on a seasonally adjusted basis. Several ZIP codes here outpaced that. The Real Estate Data Aggregator showed 85054 up 31.5% in median price year over year, and 85024 up 23.2%, though both had fewer sales than a year ago in at least one case.

A few ZIP codes saw prices dip a little. The Real Estate Data Aggregator showed 85086 down 2%, 85085 down 1.5%, and 85087 down 0.5% year over year. That is not a collapse, but it is worth knowing if you own in those areas.

In short
  1. 85024 had the least supply and the most homes going under contract fast, in the three months ending July 31, 2026. The rest of the market varied a lot, from 85258 and 85255 moving well, to 85262 and 85253 taking much longer.
  2. Mortgage rates above 7% are a real factor for buyers everywhere.
  3. But in tighter pockets, sellers who price well are still finding buyers.

One street can read very differently from the whole ZIP code. The numbers above are a starting point, not the whole story for your home.
